Bedrock Lafayette Concrete is a concrete contractor based in Lafayette, CA. We build driveways, patios, walkways, steps and foundations for homes here, and I come out to every job and work alongside our crew.

What Lafayette's hills mean for a concrete job

Lafayette is where I started this business in 2023, and most of our calls still come from homeowners here and in the cities around it. Most of our work here is flatwork, our word for driveways, patios and walkways. Much of it is for houses set into the hills, from the flatter streets around Burton Valley and downtown to homes up winding lanes where the driveway climbs steeply from the street. Many of these properties have big, established trees and older slabs that have lifted or sunk at the edges, and owners usually call once a cracked driveway or a patio that holds puddles has become more than they want to step around.

The same hills carry on into Moraga and Orinda, where we do much the same work. On sloped ground, how well the dirt under a slab was packed and where the water runs decide how long the slab lasts, so that's what I look at first on any Lafayette property.

Working in Lafayette: permits, licenses and what moves the price

For building permits in Lafayette, the plan check and inspections are done by Contra Costa County, and the county says almost every project needs a permit, foundation repairs included. Before the county reviews a project, the city's planning department runs its own zoning plan check online, so a project that goes through both moves through the city first and the county after, and the schedule follows that order. When you compare contractors, check the state license with the Contractors State License Board, which requires one whenever a job needs a permit, uses hired workers or costs $1,000 or more in labor and materials. You won't find a city business license to check, because Lafayette doesn't require one.

We're fully licensed and insured, and I'll help you work out whether your project goes through the city, the county or both, then handle the permit paperwork with you as part of the job, the same way we do for homeowners in Walnut Creek. Price here turns mostly on what's under the slab and how hard it is to reach, so tearing out an old driveway, digging and packing a new base on a slope, a narrow hillside lane the concrete truck can't climb, the slab's size and thickness, the steel inside it and the finish you choose all move the number. The schedule turns on the permit steps and the wait after the pour before you can use the slab, and you'll get your own figure and timing from the estimate when I come out.

  • On projects that go through the zoning plan check, the city asks for a complete set of plans with a site plan, floor plans and elevations, so drawings for a foundation or addition need to be ready before that step.
  • Removing a protected tree to make room for a driveway or patio takes a city Tree Permit, so we lay the job out around big trees first and only talk about removal when no other layout works.
  • If your lot backs onto a creek, the city needs to make a creek setback determination before work starts, and we raise it early because it can change where the slab goes.
  • On sloped lots we check where the water runs before we form anything, so the finished slab falls away from your house instead of toward it.
  • If the budget gets tight, I'd rather trim the decorative finish than the base, because a handsome surface over loose dirt settles and cracks with it.

Questions Lafayette homeowners ask about concrete work

Do I need a permit to pour concrete near the street in Lafayette?

Yes, if any of the work, or the materials and equipment, sit in the public strip along the road, you'll need an Encroachment Permit from the City of Lafayette. On most residential streets that strip generally reaches about 20 to 25 feet from the center of the road, and much farther on bigger thoroughfares, so it can take in the end of your driveway. I look at where that line likely falls during the estimate, and we include the permit in the paperwork we handle with you.

Will my new concrete driveway crack like the old one?

It may crack somewhere, because concrete shrinks as it hardens, but a well-built slab usually cracks along lines we chose and stays level. We dig out and pack the base instead of raking it smooth, set steel in the slab and cut control joints, shallow grooves that give the slab a straight place to crack, on the day of the pour rather than days later. Many old driveways here failed because the dirt underneath settled, so that's where I put the most care.

How long will I be without my driveway or patio after the pour?

You'll be back on a new patio sooner than a new driveway, because a car puts far more weight on the slab than people do. Both need time curing, the wait while the concrete hardens and gains strength, and using a slab too early can mark or crack the surface. I'll go over the timing for your slab, along with any permit steps ahead of it, when I come out to look at the job.

Is my house in a fire hazard zone in Lafayette?

That depends on where your house sits on the city's Fire Hazard Severity Zone Map, and the current version took effect in July 2025, so an older lookup may be out of date. Most of the zoned land in Lafayette is rated High, with a small share Very High and the rest Moderate. If you have questions about what your zone means for a project, that's one for the city or the county, and I'm glad to help you ask it.
